When a wasp nest forced a family of five to inspect the loft of their 20-year-old semi-detached home, they realised just how difficult and unsafe access was. Inside, they found a chaotic maze: no proper ladder, untidy insulation, and a web of piping, a TV antenna, and a bulky ventilation machine blocking the space. They needed safe access and usable storage without disturbing the essential machinery.
Safe Access: Installed a secure, easy-to-use aluminum ladder and a widened, insulated hatch.
Custom Raised Boarding: Built a sturdy, raised floor custom-cut around the ventilation machine, antenna, and pipes, keeping them fully accessible for maintenance.
Insulation Tidy: Straightened and topped up the original insulation to modern standards without compressing it.
A couple moving into a brand-new detached home wanted to include the loft in their space planning from day one. However, because it was a new build, the loft featured extra-thick insulation. Storing items directly on top of it would compress the material, ruin the home's energy efficiency, and potentially void their new-build warranty. They needed a solution that added storage without compromising the existing insulation.
We installed a protective, warranty-compliant storage system tailored to the house:
Raised Loft Boarding: Installed a heavy-duty raised boarding system above the deep insulation layer, creating a sturdy floor while maintaining the required airflow gap.
Truss Shelving: Utilized the vertical space by fitting custom shelving between the roof trusses, maximizing storage without taking up floor space.
Zoned Space Planning: Designed a boarding layout that left designated paths for future solar or smart-home wiring, future-proofing their space.
Ladder Integration: Fitted a secure, lightweight aluminum ladder directly to their existing new-build hatch for easy access.

Will this void my new build warranty?
Most new-build homes come with an NHBC (or similar) warranty requiring insulation to remain uncompressed to meet thermal regulations. Standard "boards-on-joists" methods squash your insulation, which can cause:
Damp & Condensation: Moisture becomes trapped beneath the boards.
Severe Heat Loss: Compressed insulation can lose over 50% of its thermal effectiveness.
Voided Warranties: Bypassing standard regulations can compromise your structural home warranty.
Our Solution: We install raised loft legs to create a secure, structural platform completely above your 270mm insulation. This allows air to flow freely, keeps your insulation fluffy and effective, and ensures your NHBC warranty remains fully intact.
How long does a typical loft installation take?
It depends on the size of your loft and the services you require, but as a general guide:
Loft Access (Hatch & Ladder): 2 to 4 hours.
Standard Boarding (5m² – 10m²): Completed within 1 day.
Large / Full Loft Transformation: 1 to 2 days.
Do I need to empty my loft before you arrive?
We ask that the immediate area around the loft hatch and the main walkways are cleared so our team can work safely. If you have existing items stored in the loft, please let us know in advance so we can accommodate them.
Can my loft handle the weight of boarding and storage?
Every roof structure is different, which is why we evaluate your specific loft during our initial survey. To ensure your new storage space is safe and reliable, we install specialized subframes that bridge over your existing joists and distribute weight evenly across the structure.
